Looking for a new construction home in Ocala? The latest Ocala Waterways additions on New Move In Ready give you 11 homes to explore, with different floor plans, garage configurations and homesites. Ten are listed as under construction, and one asks buyers to confirm move-in timing.

That makes this a useful moment to look closely at what each address offers. A floor plan can help you picture everyday life, while a few specific questions can clarify the details that matter before you make a decision.

Here’s where to start.

Start with the layout and the homesite

The 11 recently added Ocala Waterways homes have listed homesites ranging from approximately 0.33 to 0.62 acres. Asking prices range from $379,900 to $446,900 in the builder’s October 15, 2026 inventory, as displayed on the site when checked October 19. Confirm current pricing and availability before making plans.

Three examples offer a starting point for comparison:

  • 4349 SW 108th Place: Heron X 2-Car, with model specifications of four bedrooms, two baths and 1,873 square feet, on an approximately 0.47-acre homesite.
  • 5907 SW 107th Street: Exuma X, with model specifications of four bedrooms, three baths and 2,332 square feet, on approximately 0.46 acres.
  • 4085 SW 111th Place: Exuma X 3 Car, with model specifications of four bedrooms, three baths and 2,332 square feet, on approximately 0.62 acres.

All three are listed as under construction. These specifications describe the models; confirm the exact configuration and measurements for the home you’re considering.

As you compare, think about the rooms you’ll use most, how you want guests to move through the house, and whether garage space is a priority. Ask for the address-specific floor plan and included-feature list.

1. What still needs to happen before move-in?

Ask for the home’s current construction stage, the work that remains and the latest estimated completion window. Follow up with a simple question: what needs to happen between finishing construction and being able to move in?

For example, 9964 SW 39th Terrace is displayed with “Confirm move-in timing.” Its supplied exterior photo shows unfinished yard and site work. Ask for a current update rather than planning a move from the photo alone.

If your move needs to fit a lease ending, a home sale or another firm date, share that early. Ask how progress updates will be communicated and which dates are estimates.

2. Which photos show this exact home?

The new Ocala Waterways pages include actual construction-progress photos alongside representative finish-package images. Those finish references help illustrate a style, but they don’t establish the exact layout or installed finishes at an address.

Ask which images show the property itself, when they were taken and whether updated photos are available. Then confirm the selected cabinets, countertops, flooring, appliances and other included items in writing.

If you’d like to change a selection, ask whether changes are still possible, what they would cost and whether they would affect timing. An unfinished home doesn’t automatically mean every choice is open.

3. How does the homesite fit your plans?

Acreage is a useful starting point. Take the next step by asking to see the lot boundaries and where the home, driveway and outdoor areas sit within them.

If a fence, garden or future outdoor project matters to you, ask what restrictions or approvals may apply before assuming it will fit. For the address you like, request details about utilities, drainage, included landscaping and any remaining site work.

A scheduled visit can also help you assess the street and the routes you expect to use regularly. Arrange access with the appropriate representative and follow the site’s safety instructions.

4. What is included in the price and any offer?

Ask for a current, written breakdown of the home’s price, included features and any buyer incentive. Confirm what the offer can be used for, its conditions and any deadline that actually applies to that address.

Also ask what recurring charges apply to the property and who can provide current, property-specific estimates. Keep these questions attached to the exact home you’re comparing so you’re working from the same set of details.

Put your shortlist to work

Choose two or three homes, then request the same information for each: current availability, exact specifications, included finishes, homesite details, written offer terms and expected move-in timing.
